  • Conducting a Comprehensive Property Analysis. This process consists of a: neighbourhood analysis, topography analysis, view potentials, and zoning and bylaw reviews in order to define the potentials and the constraints of the site to facilitate and effectively add verifiable value to the design process.

  • Assessing Design & Build Potentials

  • Undergoing a Rezoning Application Process

  • Acquiring a Development Permit and/or a Building Permit

Design + Build

We pride ourselves on our client-focused and fluid approach to the design and build process. It allows us to be involved from day one, to ensure a smooth and proactive process up to and through construction.

When designing and building your custom home, a place where you will spend the majority of your time, we know the delicacy and importance of the process. It is essential to have dedicated people around you that have your best interest in mind, maximizing the potentials of your property and ensuring that your desired experience and vision are captured.

The Process

  • Initial Consultation

    We begin the process by meeting with our clients to understand their project plans and needs.

  • Comprehensive Property Analysis

    This process is inclusive of: neighbourhood analysis, topography analysis, view potentials, and zoning and bylaw reviews in order to define the potentials and the constraints of the site to facilitate and effectively add verifiable value to the architectural design process.

  • Architectural Design

    Relying on our years of experience collaborating with different architectural firms and designers we work with our clients to choose an architectural firm and/or designer suitable to their needs, vision, and budget. Value engineering will be at the forefront of our efforts to achieve a fine-tuned design while implementing proactive planning to ensure a smooth construction process.

  • Engineering

    Required consultants will be recommended to the client to be hired on to facilitate the engineering process. Such consultants may include: land surveyor, geotechnical engineer, structural engineer, mechanical engineer, electrical engineer, sprinkler engineer, building envelope consultant, and a certified energy advisor.

  • BIM & VDC

    Through the use of (BIM) Building Information Modelling, we are able to implement Virtual Design and Construction (VDC). Prior to starting construction, we can virtually build all components of the building in 3D to verify and detect clashes, and issues of constructability, allowing us to solve issues prior to them occurring onsite. Clients are also able to take virtual tours of their homes prior to construction empowering informative decisions in the design process, which reduces costly changes and delays during construction.

  • Construction Planning and Budgeting

    Although the construction planning and budgeting would be an ongoing process from the beginning, at this stage we will have the architectural drawings, engineering drawings, and specifications which will allow us to complete the construction schedule and provide a final estimate for the project.

  • Construction

    The construction phase is an exciting part of the project as we bring life to the design and the planning processes. Throughout the construction phase, we will make sure to keep our client up to date on the key activities onsite and will provide our client with timely progress reports.

  • Warranty

    As a Licensed Residential Builder, under the regulations of BC Housing, through a third party home warranty provider, Pacific Home Warranty, the following warranty is provided for all our projects: 2 years warranty on labor and materials, 5 years on the building envelope, including water penetration, and 10 years on the structure.
